Queensland requires compliance with the Queensland Development Code (QDC) Mandatory Part 4.1 for sustainable buildings. An energy efficiency certificate is required for new builds and is increasingly used for existing home sales across QLD.

Queensland adopted the NCC 2022 7-star minimum from 1 October 2023 for new residential builds, and — unlike VIC or the ACT — QLD relies almost entirely on the NatHERS pathway for compliance. That means a Queensland assessor's report is often the single document that unlocks building approval, so getting the climate zone, orientation and shading right first time matters more here than in most states.
Queensland spans more NatHERS climate zones than any other jurisdiction — from tropical Zone 1 in Cairns and Port Douglas, through hot-humid Zone 2 in Townsville and Mackay, subtropical Zone 5 covering Brisbane, the Gold Coast and Sunshine Coast, into Zone 10 (Toowoomba, the Granite Belt) and Zone 40 for the western outback. A common mistake we see: builders re-using a Brisbane assessment for a Toowoomba block. Toowoomba's Zone 10 needs materially more insulation and glazing spec than Brisbane's Zone 5 — the two aren't interchangeable.
Queensland introduced a Residential Energy Efficiency Disclosure certificate framework separate from NatHERS. If you're selling or leasing in QLD, check whether your local council or the sale contract triggers a disclosure requirement — a NatHERS existing-home certificate is the cheapest way to satisfy it.
Homes north of Bundaberg must meet cyclone wind ratings (C1–C4). Your QLD assessor coordinates with the structural engineer so cyclone-rated glazing still delivers the U-value and SHGC your rating needs — critical for insurance in Townsville, Cairns and Mackay. Bushfire (BAL) overlays on the Scenic Rim, Sunshine Coast Hinterland and Granite Belt add similar glazing constraints.
SEQ (Brisbane, Gold Coast, Sunshine Coast) assessors typically deliver new-build certificates in 3–7 business days. Existing-home certificates run 5–10 days including site inspection. Regional QLD adds 2–5 days for travel and scheduling.
