What does a NatHERS assessor do?
A NatHERS assessor measures how much heating in winter and cooling in summer your home needs to stay comfortable, then issues a NatHERS certificate with a 0–10 star rating. The certificate is the document councils, building surveyors, banks, and rebate programs accept as proof of thermal performance — for new builds, major renovations, NSW BASIX, ACT sale/lease disclosure, and most state rebate programs.
For new builds, the assessor works from your architectural plans. For existing homes they visit the property to record insulation, glazing, orientation, air-tightness, and shading — then model the home in CSIRO-calibrated software (AccuRate, FirstRate5, or BERS Pro). Around 2,000 accredited NatHERS assessors operate across Australia, but only about half take on-demand residential work — the rest are tied to volume builders. NatHERS assessor vs energy auditor vs energy consultant — what's the difference?
- NatHERS assessor — accredited to issue a compliance rating (NatHERS star rating, Victorian Scorecard, ACT EER). This is the document a council, bank, or rebate program will actually accept.

How to verify a NatHERS assessor is accredited
Anyone can call themselves an "energy assessor" — but only an accredited NatHERS assessor can issue a certificate that councils, lenders, and rebate programs will accept. Before you engage anyone, run these three checks:
- Ask for their NatHERS accreditation number — every legitimate assessor has a 4–6 digit ID issued by one of the two Assessor Accrediting Organisations (AAOs): Design Matters National or ABSA.
- Cross-check the national NatHERS assessor register — the ID should return a current, non-suspended entry with the assessor's name and state.
- Confirm software — every genuine assessor uses AccuRate, FirstRate5 or BERS Pro. If they can't tell you which one, walk away.

How to become a NatHERS assessor in Australia
Looking to work as a NatHERS assessor rather than hire one? The pathway is the same in every state, and takes most people 3–9 months and $3,000–$6,000 all-in:
- Complete accredited training — usually a Cert IV in NatHERS Assessment or an equivalent course recognised by an Assessor Accrediting Organisation ($2,000–$4,000).
- Licence the software — AccuRate, FirstRate5 or BERS Pro, roughly $600–$1,500 a year.
- Submit supervised sample assessments — your AAO reviews real ratings before signing off.
